Is your unit size approx 100 sqm? If so, based on comparable size and level units nearby, it could be around 505k - 530k range. It also depends on unit condition, facing and any ethnic quota restriction.
I have transacted units before in Bukit Batok and Choa Chu Kang and am still in touch with buyers who could be keen on your flat.
